Purchasing Number 19 means you will be part of a community which shares the communal areas, including the green, secret garden, outside carpentry workshop and the "common house" which is central to the cohousing ethos. There are work days to keep the site maintained, which include coffee and lunch in the common house. Various residents also look after other specific areas of the cohousing, including the common house, flower beds, general maintenance etc.

Decisions which affect the day to day living at Springhill are made at the residents meetings, which all households can attend. Decision making is by consensus.

The common house is a 3 storey building with access from the carpark on the 2nd floor and access from the "street" on the ground floor. It is wheelchair accessible and has a lift.

The top floor has the dining area and communal kitchen where communal meals are a regular part of life at Springhill. The middle floor is a large lounge with sofas, projector and screen, but can be used as a large open space. The ground floor has a laundry and games room, including table tennis and a pool table.

As an intentional community there is a requirement for all residents to commit to actively being part of cohousing. Specifically, all residents over 18 are expected to take part (in a team) once a month in the cooking rota for communal meals, various other rotas (locking up, mowing grass) and each adult is expected to commit a number of hours to maintaining the site and its facilities, often as part of the communal workdays.

Lease & freehold details
All properties on Springhill are sold with a 999 year lease with a start date of 2003 or 2004. The freeholder is the Springhill Cohousing Community Ltd., whose shareholders are all owners of properties on Springhill. So when you buy a property you join the company as a shareholder (a single share can be in the name of 2 people) and when you sell your property your share is transferred to the new buyer. This arrangement is designed to safeguard your investment in your own property. The lease is very similar to that which would apply if you were buying a flat in a block of flats, but it has additional clauses specific to Cohousing. A monthly service charge is levied based on nominal dwelling sizes at the time of build. This goes towards repair, maintenance and utility bills for the common facilities and buildings insurance for all the individual properties. This monthly service charge is currently £30.24 per month for number 19 (the same as for the matching 5 similar flats).

The purchaser is required to pay Springhill Residents Association 0.5% of the purchase price. The asking price is £299,000.

As with all properties at Springhill, existing residents have a 28 day window to agree to meet the full asking price. And if any resident does agree to meet the asking price they then have a further 28 days to finalise arrangements. But don't let that stop you contacting the vendors directly now.
